Overview

SAP (Standard Assessment Procedure) calculations are required at both design and as-built stage for new build developments, feeding into Building Regulations Part L compliance and the On-Construction EPC.

2026 regulation update

From 15 June 2026, new homes in England and Wales must achieve EPC B (92 SAP points, up from 81) under updated Building Regulations. That’s a meaningfully higher bar, and it raises design complexity — expect more design iterations to land on a compliant specification first time.
